Planning to rent out your campervan, motorhome or touring caravan? Make sure you comply with the legal requirements on gas safety – any recreational vehicle (RV) owner in the UK who plans to rent out their van must meet additional gas safety requirements
Any recreational vehicle (RV) containing a fixed combustion appliance is legally required to have a carbon monoxide detector.
Gas appliances must undergo safety checks by a Gas Safe registered engineer at least once every 12 months, the gas safety records must be displayed in your RV. Gas leak detectors are available for caravans and motorhomes and are an excellent safety option
Only a qualified Gas Safe Registered engineer can sign the certificate off, and this engineer has to be eligible to issue Landlord certificates.
The engineer also has to be qualified to :
work on gas bottle (liquefied petroleum gas: LPG) systems
work on Leisure Accommodation Vehicles (LAV), not just Residential Park Homes (RPH).
As these are quite specific requirements, it can be difficult to find a suitably qualified engineer within a reasonable distance of your home.
Find a qualified engineer near you by searching the Gas Safe Register: go to its main page and enter your postcode. Select “domestic”, then “LPG/Cylinder” from “Choose appliance”. In the drop-down menu, choose a caravan option. You’ll then need to contact each engineer to check the certificates they issue include Landlord.

Habitation checks for campervans, motorhomes and other leisure vehicles
As well as your Landlord certificate for gas safety, you’ll also need “habitation check” paperwork signed off each year.
What is a habitation on a motorhome? It essentially confirms your vehicle is of a proper legal and safe standard to live in and that everything is working correctly. (Again, this applies whether you’re renting the vehicle out for a night’s holiday or for a lengthy period.)
Habitation checks will cover the interior of your motorhome’s living area, safety elements and bodywork, i.e. not the engine bay or chassis.
A check will cover:
damp, electric, gas, water or ventilation issues
window and door security
the electrical system
internal and external bodywork
Checks should take around three hours. Costs vary, but start at around £199.
It’s important to note that, while habitation checks *aren’t* legal requirements, they’re required by most insurance policies to keep the warranty valid from year to year. So we recommend treating them as legal requirements anyway, and adding a note to your calendar to get one carried out each year.
